伴随着科技的发展，时代的进步，房地产企业与我们接触较为频繁，发展至今房地产成为我国的支柱型产业，对经济发展有着前所未有的重要性。营运能力是企业日常管理中一个重要的财务工作，本文结合恒大地产这一实际案例进行分析，通过该企业年度财报分析相关财务指标，进而得出恒大地产运营能力的准确评价。以此同时，房地产在人们的生活中越来越重要。目前，对资金能力分析不透彻成为现阶段大部分企业所面临的问题，这也是诸多企业财务危机频发的主要原因，给企业的正常经营与发展产生十分显著的影响。

本文主要采用文献参考法、比率分析法和对比分析法，以恒大集团有限公司为例，对我国企业营运能力中存在的问题及原因进行概括性的总结，在对比分析研究的基础上，运用财务报表分析、财务管理、管理学会计等方面的知识，结合企业的实际发展状况，寻找解决恒大集团营运能力中出现问题的措施。

With the development of science and technology and the progress of The Times, real estate enterprises come into contact with us more frequently. Up to now, real estate has become a pillar industry in China, which is of unprecedented importance to economic development. Operating capacity is an important financial work in the daily management of an enterprise. This paper analyzes the real case of Evergrande real estate and analyzes the relevant financial indicators through the company's annual financial report, so as to obtain an accurate evaluation of the operating capacity of Evergrande real estate. At the same time, real estate is becoming more and more important in people's lives. At present, the lack of thorough analysis of capital capacity has become a problem faced by most enterprises at the present stage, which is also the main reason for the frequent occurrence of financial crises in many enterprises, which has a very significant impact on the normal operation and development of enterprises.

This paper mainly adopts the literature reference method, ratio analysis and comparative analysis method, Evergrande group co., LTD., for example, to our country enterprise operating capacity and causes of the problems of general summary, in contrast, on the basis of analysis and research, use financial statement analysis, financial management, management accounting knowledge, combined with the actual development of the enterprise, for solving problems in Evergrande group operating capacity.
