XCLW52112 企业筹资风险分析与对策研究——以丽江瀚辰地产开发有限公司为例 (字数:10166) 摘要 近年来,我国经济快速发展,城镇化进程加快,各行各业发展迅速,其中房地产已成为拉动经济增长的重要力量,在我国经济中占重要地位。这几年随着我国房价的不断上涨,国家出台了一系列的宏观调控政策来抑制房地产投资,使得我国房地产企业的筹资问题更加突出,如房地产筹资渠道单一,金融市场环境和相关筹资政策不够完善等问题,使得许多房地产企业出现资金链断裂的风险。鉴于此,本文以房地产企业筹资风险的基本概述为相关的切入点,选取了瀚辰房地产开发有限公司,这一在房地产企业当中较有代表性的企业为典型的案例分析,在对瀚辰房地产开发有限公司的财务状况和筹资现状进行剖析的基础上,详细分析了该企业目前在投资过程当中所面临的风险,并针对其问题提出了与之相对应的行之有效的策略,以期能够通过本文的研究,在对我国相关的投资风险理论进行丰富和完善的基础上,进一步优化瀚辰房地产开发有限公司筹资风险管理的建议,同时也为房地产企业的筹资风险管理提供指导。 关键词:筹资 筹资风险 风险防范 Abstract In recent years, China's economy has developed rapidly, the process of urbanization has accelerated, and various industries have developed rapidly. Among them, real estate has become an important force to stimulate economic growth and occupies an important position in China's economy. In recent years, with the continuous rise of house prices in our country, the state has issued a series of macro-control policies to restrain real estate investment, which makes the financing problems of real estate enterprises more prominent, such as the single financing channel of real estate, the imperfect financial market environment and related financing policies, which makes many real estate enterprises appear the risk of breaking the capital chain. In view of this, this paper takes the basic overview of the financing risk of real estate enterprises as the relevant entry. This paper selects Hanchen Real Estate Development Co., Ltd., which is a representative enterprise in real estate enterprises, as a typical case analysis. On the basis of analyzing the financial situation and financing status of Hanchen Real Estate Development Co., Ltd., this paper analyzes in detail the risks faced by the enterprise in the process of investment, and puts forward the corresponding effective strategies in view of its problems. In order to further optimize the financing risk management of Hanchen Real Estate Development Co., Ltd., and also for the financing risk of real estate enterprises, on the basis of enriching and perfecting the relevant investment risk theory in our country, this paper hopes to optimize the financing risk management of Hanchen Real Estate Development Co., Ltd.
