在当今社会，时代在发展，经济在迅速增长。房地产行业的发展也上了一个更高的台阶。而在任何一个行业里，成本管理是不可忽视的重点。因此，房地产企业更应重视成本管理。而一个企业，只有做好成本管理，才能发展得更好，使企业的盈利水平提升一个新台阶。

本文的研究在现实工作中具有重要意义，将成本管理工作应用到实际中，从开发成本和营销成本两方面分析，由各个环节进行分析。房地产的开发成本管理研究可以从以下几个方面入手，开发成本的管理措施以及开发成本的控制重点。对营销成本则从它的现实必要性以及措施和对策等方面进行分析。同时以万科公司为例，分析了万科公司的开发成本和营销成本，以此实现利润最大化。

ABSTRACT

In today's society, the times are developing and the economy is growing rapidly. The development of the real estate industry has also reached a higher level. In any industry, cost management is the key point that can not be ignored. Therefore, real estate enterprises should pay more attention to cost management. And an enterprise, only do a good job in cost management, can develop better, so that the profitability of the enterprise to enhance a new level.

The research of this paper is of great significance in the practical work. The cost management work is applied to the actual work. It is analyzed from two aspects of development cost and marketing cost by each link. The research on the development cost management of real estate can start from the following aspects: the management measures of the development cost and the key points of the control of the development cost. Marketing cost is analyzed from its practical necessity, measures and countermeasures. At the same time, taking Vanke Company as an example, this paper analyzes the development cost and marketing cost of Vanke Company, in order to maximize profits.
