EPC模式下的房地产开发企业工程质量管理研

摘要

近年来由于房地产业的蓬勃发展，且已成为许多国家和地方的支柱产业，国际上针对房地产业的大型项目和高层商业建筑的管理模式也开展了探究。而这其中，EPC的管理模式获得了大多数管理者的青睐。国内也将EPC管理模式在很多大型工程项目中进行推广，但是EPC模式仍处于发展阶段，仍存在一定的问题，所以EPC模式本身仍需进一步的完善。本文将深入探讨EPC模式下的房地产开发企业工程质量管理问题，首先了解EPC模式以及相关概述，清楚EPC模式的定义、优越性以及研究现状。对EPC模式下的房地产开发企业工程质量管理现状及问题进行分析，将对地域差异导致管理水平不平衡、项目分散工艺标准不同、集团统一质量管理乏力和质量管理模式粗放可追溯性差等问题进行重点剖析。针对前文所提到的房地产开发企业存在的问题想出对房地产企业工程质量管理改进的对策，如开展集成化管理、标准化管理、提高企业学习的能力以及实现管理决策的标准化科学化。

Abstract

Due to the rapid development of real estate industry in recent years, and has become a pillar industry of many countries and places, large projects for the real estate industry and international high-level commercial building management model is also carried out to explore. And this among them, the favour of the EPC management mode for most managers. To the EPC management pattern in many domestic large-scale engineering projects for the promotion, but the EPC mode is still in the stage of development, there are still some problems, so the EPC model itself remains to be further perfected. This paper will explore the EPC mode of real estate development enterprise project quality management issues, first understand the EPC mode and related overview, a clear definition of EPC mode, advantages and current research status. Quality of EPC mode of real estate development enterprise project management status and problems were analyzed, and the regional differences in management level is not balanced, project scattered craft standard, the different group unified quality management and quality management mode of extensive studies focus on the issue such as difference of traceability. In view of the above mentioned problems in real estate development enterprises to come up with countermeasures of real estate enterprise project quality management improvement, such as integrated management, standardized management, improve the ability of enterprises to study and implement the standardization of management decision-making scientifically.
