项目风险管理在华泰大厦建设项目中的应用

摘  要

一直以来，房地产业是一个高风险、高投入、高回报的行业。房地产开发不仅需要大量的资金投入，而且由于其较长的生产周期，在短期内难以实现资金变现。此外，该行业的发展还深受政治因素和经济因素的影响。综合这一系列因素，只有在投资前进行慎重考虑，强化项目风险管理工作，对可能出现的风险进行准确的估测并加以正确的判断，争取对风险的影响和范围能够有所控制，才有可能降低房地产行业投资的风险率。

本文从项目管理的总体知识体系出手，着重分析了项目风险管理的全过程，系统地介绍了项目，项目管理和项目风险管理的基本概念和管理方法，对项目风险管理中涉及到的项目风险识别、项目风险度量、项目风险应对、项目风险控制等问题，进行了分析与研究。最后通过实际案例对华泰大厦项目的风险管理进行了系统分析。

Abstract

All along, the real estate industry is a high risk, high investment, high return of the industry. Real estate development requires not only a large amount of capital investment, but also because of its long production cycle, it is difficult to realize the realization of capital in the short term. In addition, the development of the industry is also deeply influenced by political and economic factors. This a series of factors, only in the investment of careful consideration, strengthen risk management of the project, of possible risks to accurately estimate and correct judgment, for the risk influence and scope can be controlled to some extent, is likely to reduce the risk of investment in the real estate industry rate.

In this paper, the overall project management knowledge from the system by hand, focuses on the analysis of the whole process of the project risk management, systematically describes the project, the basic concepts and management methods of the project management and project risk management, project risk management related to the project risk identification, project risk, project risk response, project risk control problem of, analysis and research. Finally, through the actual case of Huatai Building Project Risk Management System analysis.
