 人民币升值是我国市场经济和经济金融发展到一定阶段的必然产物，对消费、投资、外贸等领域都将产生深远影响。尤其在以房地产为代表的不动产领域，由于我国人民币不可自由兑换，因此人民币升值的影响就更为复杂。本文作者总结并借鉴了目前多数学者针对人民币升值对中国房地产市场的影响的各种观点，尝试全面客观的从人民币升值的背景，人民币升值对房地产市场的影响机理，人民币升值将会为中国房地产市场带来哪些影响以及我国如何应对人民币升值带来的种种问题这些方面来分析人民币升值对中国房地产市场的影响。

 THE APPRECIATION OF CHINA YUAN IMPACTING ON THE REAL ESTATE MARKET OF CHINA

ABSTRACT

 The appreciation of China yuan is an inevitable result from the development of market economy and economic finance, influencing consumption, investment and foreign trade and so on deeply. Especially in the field of fixed assets represented by real estate, since it is forbidden to exchange China yuan freely, the effect of appreciation of China yuan becomes more complicated. The author of this paper summarizes and draws on many scholars ‘various opinions about the appreciation of China yuan impacting on the real estate market of China to try  to analyze the issue of the appreciation of China yuan impacting on the real estate market of China thoroughly and objectively in the respects of the background of appreciation of China yuan, the mechanism of appreciation of China yuan influencing the market of real estate, what effects will be brought by appreciation of China yuan on the real estate market of China, and how to resolve the problems brought by the appreciation of China yuan.
