XCLW33193 ××县××片区拆迁改造工程项目的可行性研究 (字数:15655) 摘 要 随着我国经济的发展,房地产逐步成为国民经济的支柱,房地产业的健康发展可以带动相关产业的发展,带来整个国民经济的繁荣。我国房地产业历史悠久,但真正与现代市场经济联系在一起的房地产起步比较晚。近几年来,房地产发展非常迅速,并促进了改革开放的进一步发展。由于房地产开发是一项投资大、风险大、制约因素多的社会工程,开发商想要实现投资少、盈利多、资金回收速度快的经营目标,首要的工作就是作好项目的可行性研究分析。可行性研究是分析、计算和评价投资项目的技术方案、开发方案、经营方案的经济效果,研究项目的必要性和可行性,进行开发方案选择与投资方案决策的科学分析方法。 本文依据房地产项目开发和可行性研究的特点,介绍了房地产项目开发可行性研究的相关理论和指标体系,主要××县××片区拆迁改造工程项目为例,进行全面技术、经济方面的分析,提出项目实施中应注意的问题,最终得出项目具有投资价值、可以进行操作的结论。并且对我国目前房地产项目开发可行性研究的现状及影响因素,就这些问题提出切实可行的对策。从而确定了项目开发的可行度,避免了项目开发的盲目性。其为项目的成功开发提供可靠性依据的同时,也为项目开发指引了方向。 关键词:房地产开发,房地产项目,可行性研究,经济分析 ABSTRACT Along with the development of our country's economy, real estate has gradually become the pillar of the national economy, the healthy development of real estate industry can drive the development of relevant industries, brings the prosperity of the whole national economy. Our country real estate industry has a long history, but really linked with the modern market economy real estate started later. In recent years, real estate development very quickly, and promote the further development of reform and opening up. Due to the large real estate development is an investment, large risk and a lot of restricting factors of social engineering, developers want to achieve less investment, more profitable, fast money recycling management goal, first job is to make research and analysis the feasibility of the project. Feasibility study is the analysis, calculation and evaluation of investment project technical plan, development plan, management of economic effect, the necessity and feasibility of research projects, development scheme selection and investment decision-making scientific analysis method. This paper based on the characteristics of the real estate project development and feasibility study, introduces the development of real estate project feasibility study of relevant theory and index system, mainly from the three sides in the face of market, technology, efficiency project to conduct a comprehensive technical and economic analysis, and put forward the problems should be paid attention to in the project implementation, finally draw a project has the investment value, can operate. And current development of real estate project feasibility study to our country the status quo and influencing factors, put forward the feasible countermeasures on these problems. To determine the feasible degree of project development, avoid the blindness of project development. It provides reliable basis for the success of the project development at the same time, also to guide the direction of project development.
